Community Kelly Day October 17, 2026
Have you noticed how much the Mid-South has been changing lately? Maybe you've driven past a construction site and wondered what's going up, spotted a new business coming to town, or noticed a familiar area getting a fresh new look.
There is a lot to be excited about! From Memphis to the surrounding communities in West Tennessee, North Mississippi, and eastern Arkansas, new developments and business investments are helping shape the future of our region.
As a Realtor, I love seeing our communities grow. It's not just about new buildings or businesses opening their doors. It's about new opportunities, neighborhood improvements, and the ways these changes can affect the places we call home.
Let's take a look at a few exciting developments and what they could mean for our area!
East Memphis: A New Chapter on Poplar Avenue
The planned 5000 Poplar development at Poplar Avenue and South Mendenhall Road is one project worth keeping an eye on. The mixed-use development is expected to bring office and retail space, a new restaurant called The Tradition, and a First Horizon banking center to the area, with an opening targeted for early 2028.
Projects like this can bring new convenience and activity to established commercial areas, giving residents more options close to home.
Liberty Park: More Housing and Entertainment
Liberty Park continues to be an area to watch, with announced development plans that include apartments, ground-floor retail, and a hotel. The combination of housing, dining, and hospitality could create even more activity around one of Memphis's major sports and entertainment destinations.
For residents and potential homebuyers, it's another example of how development can change the way people live, work, and spend time in a community.
Smokey City: Investing in the Neighborhood
The Smokey City Market project is bringing attention to neighborhood revitalization in Memphis. The planned development includes housing, retail and restaurant space, and green space, with a mix of market-rate and affordable housing planned.
What's especially exciting about projects like this is their focus on investing in existing neighborhoods while creating additional housing opportunities. Growth isn't always about building somewhere new; sometimes it's about breathing new life into places that already have a rich history and strong community roots.
Bartlett: A New Coffee Stop Is on the Way
Coffee lovers in Bartlett have something to look forward to! A new Dutch Bros Coffee drive-thru is under construction at 6200 Stage Road. As of October 2026, its opening was anticipated around December, weather permitting.
It might seem like a small addition compared with a major development, but that's part of the fun of watching a community grow. Sometimes, it's the everyday conveniences—a new coffee shop, restaurant, or shopping destination—that make an area even more enjoyable.
Keep in mind that construction schedules and opening dates can change, so it's always a good idea to check for the latest updates.
This is where things get especially interesting! New businesses and construction projects can influence how people view a neighborhood and where they choose to live.
When new restaurants, shopping options, employers, and housing developments arrive, they can make an area more appealing to certain buyers. New jobs may also bring people into the region who need a place to call home.
For homeowners, nearby development may be worth highlighting when it's time to sell. For buyers, understanding what's planned in a neighborhood can help them make a more informed decision about where to purchase a home.
Of course, growth doesn't automatically mean home values will increase. Property values depend on many factors, including comparable sales, housing supply, interest rates, location, and buyer demand. Construction can also bring temporary inconveniences, such as traffic and roadwork.
My advice? Look beyond the construction signs and headlines. Research what's actually planned, consider how a project could affect your daily life, and work with a local real estate professional who understands the market.
One of the things I love about the Mid-South is the variety of lifestyles it offers. Some people love the energy of Memphis, while others prefer the quieter pace and small-town charm of surrounding communities.
As businesses expand and new developments take shape, it's worth exploring areas you may not have considered before. A growing community just outside the city might offer the space, convenience, or lifestyle you've been looking for.
Whether you're a first-time homebuyer, looking for more room for your family, or thinking about downsizing, staying informed about local growth can help you discover new possibilities.
At the end of the day, growth is about more than buildings, businesses, and construction equipment. It's about people investing in our communities and helping shape what comes next.
There will always be changes to navigate, but new businesses, housing opportunities, and neighborhood investments give us plenty to watch and look forward to. I think it's exciting to see the Mid-South continue to evolve while holding on to the character and community spirit that make it such a special place to live.
Whether you're thinking about buying a home, selling your current property, or simply keeping up with what's happening around town, understanding local development can help you feel more connected to the place you call home.
Thinking about buying or selling in the Mid-South? I'd love to help you explore your options, learn more about the communities you're interested in, and find the right fit for your next chapter.
Here's to new beginnings, growing communities, and all the exciting things still to come in the Mid-South!
