Downtown Memphis Kelly Day October 19, 2026
On the southern end of Downtown Memphis, perched on a bluff above the Mississippi River, South Bluffs is a neighborhood that surprises a lot of people the first time they see it. Cobblestone streets, fountains and iron lampposts give it a feel closer to an older Southern river town than a downtown address. If you are curious about living near the river and South Main, here is a closer look at South Bluffs.
The land that is now South Bluffs was once a 25-acre railroad and switching yard. Ground was broken on the new neighborhood in 1989, and homes went on sale in 1990. The neighborhood was developed by the Henry Turley Company, whose work also shaped other parts of Downtown, including Harbor Town on Mud Island.
South Bluffs was designed around New Urbanism principles, which favor walkable streets, homes close to the sidewalk and shared outdoor spaces. Its planners drew inspiration from historic Southern cities like Charleston, Savannah and New Orleans.
Walking through South Bluffs, you will notice several details that set it apart:
The neighborhood includes about 150 houses on private streets, along with apartments built in two phases, and it is gated. Residents also have access to shared amenities, including a fitness center, pools and a tennis court.
Because the homes were built from the early 1990s onward, they generally have more modern layouts and systems than the century-old houses found in some other parts of Downtown and Midtown. That said, many are now more than 30 years old, so it is still worth asking about the age of the roof, HVAC, water heater and windows when you tour.
Many homes take advantage of the bluff location, with upper floors, balconies or rooftop spaces oriented toward the river. Views vary a great deal from one home to the next, so it is worth paying attention to orientation and what is between a home and the river when you tour.
One of the biggest draws of South Bluffs is how much is within walking distance. A riverwalk at the north end of the neighborhood connects to Tom Lee Park, the city's riverfront park, which hosts major festivals and events. The South Main Arts District is close by, with galleries and restaurants.
From South Bluffs, it is also a short drive to the rest of Downtown, the Medical District and the interstate, which helps for commuting to East Memphis or the suburbs.
Buying in a planned, gated neighborhood like South Bluffs is a little different from buying a standalone house on a public street. A few things to review carefully:
South Bluffs offers something you do not often find downtown: a quiet, landscaped neighborhood of houses within walking distance of the river, the parks and South Main. For people who love the energy of Downtown Memphis but want a residential setting, it is worth a visit.
