Rossville Kelly Day October 19, 2026
Rossville is one of the smaller towns in the Memphis area, but it has a lot going for it: a historic main street, the Wolf River along its northern edge and an easy drive west to Piperton and Collierville. If you are thinking about selling a home in Rossville, a little preparation tailored to the town can help your listing stand out and make the process smoother.
Rossville sits in southwestern Fayette County, bordering Piperton to the west and Marshall County, Mississippi, to the south. State Route 57 is the main road through town, running about 7 miles west to Collierville and about 8 miles east to Moscow, while State Route 194 heads north from TN 57 through the oldest part of town. The Wolf River flows along the town's northern edge, and the Norfolk Southern rail line runs through the area.
The town is small. Its population was 1,041 at the 2020 Census, up from 664 in 2010. That growth is part of what makes Rossville interesting to people who are searching east of Collierville and Piperton for more room.
When you list, it helps to describe your home's location in practical terms: how long it takes to reach Collierville, Germantown or the Mississippi line, and which roads you actually use.
Rossville has a real mix of properties, and each type calls for slightly different preparation.
Historic homes. The Rossville Historic District was listed on the National Register of Historic Places in 2001. It covers about 16 acres along Main Street (now Church Street), Second Street and Front Street, with 36 contributing buildings in styles that include Greek Revival, Queen Anne, Gothic Revival, Colonial Revival and Craftsman. If your home is in or near the district, gather whatever you have on its history, past renovations and system updates. Buyers drawn to older homes appreciate that background.
Homes on land. For properties with acreage, have a recent survey on hand if possible, and be ready to answer questions about fencing, outbuildings, easements and any areas near the Wolf River that may be in a flood zone.
Newer homes. For newer construction, gather your builder information, warranty documents and any HOA details so buyers can see what is covered and what is not.
A few steps tend to make a real difference for Rossville sellers:
Because Rossville is small, there may be relatively few recent sales that are truly similar to your home. Pricing often means looking at comparable homes in nearby parts of Fayette County, Piperton and the eastern edge of Collierville, then adjusting for differences in land, age and condition. That takes a careful, home-by-home approach rather than a quick average.
Timing is personal. Some sellers want to list before the holidays, while others prefer to wait for spring when yards are green. Either can work as long as the home is prepared and priced thoughtfully.
Selling a home in Rossville does not have to be complicated. When you understand what makes your property unique, gather your documents and take care of the details buyers will notice, you set yourself up for a calmer sale.
If you are thinking about selling in Rossville, or just want to talk through what your home might need before listing, I am always happy to help. Reach out whenever you are ready, with no pressure at all.
