Piperton Kelly Day October 28, 2026
Selling a home in Piperton comes with its own set of considerations. Piperton is a small, largely rural town in the southwest corner of Fayette County, tucked between Collierville to the west and Rossville to the east, with the Mississippi state line just to the south. Homes here often sit on larger lots or acreage, and many buyers who tour Piperton are also looking in nearby Collierville and the 38017 zip code. Knowing what makes Piperton distinct can help you prepare your home and present it well.
Piperton was incorporated in 1974 and has grown steadily since then. The town's population was 2,263 at the 2020 census, and the state certified a 2025 figure of 2,801. Even with that growth, the town covers more than 27 square miles, so it keeps much of its open, rural feel.
Buyers considering Piperton tend to compare it directly with Collierville, which makes the practical differences important to explain clearly. Piperton is in Fayette County, so property taxes are figured by Fayette County and the City of Piperton rather than Shelby County. Public schools are part of Fayette County Public Schools. The city provides water, sewer, and garbage services, according to the University of Tennessee's Municipal Technical Advisory Service, though some rural properties may have private wells or septic systems. Having these facts ready for buyers, along with recent tax and utility bills, saves time and builds confidence.
Road access is one of Piperton's strongest selling points. State Route 57 runs through the center of town, State Route 196 crosses it near City Hall, and U.S. Highway 72 runs through the southern part of town. State Route 385, the Bill Morris Parkway, passes through the western side, and Interstate 269 has an exit at U.S. 72 in Piperton. That network makes it practical to reach Collierville's Town Square, Germantown, and points south into Mississippi.
When you list, describe the drive times to the places buyers care about, such as shopping in Collierville, major employers, or the airport, in plain terms. Buyers from outside the area often do not realize how close Piperton is to established suburbs until they see it laid out.
Because many Piperton homes sit on larger lots, the exterior gets as much attention as the interior. A few areas are worth focusing on before you list:
If your home is in a planned community, share the features that make it unique. Twin Lakes of Piperton on New Ballard Road, for example, was designed with more than 40 acres of common open space, two lakes, and walking trails that connect to a wooded area along the Wolf River. Other Piperton subdivisions have their own covenants, HOA arrangements, and amenities. Gather copies of covenants, HOA contact information, and dues amounts before you list so buyers can review them early.
For homes on larger tracts outside a subdivision, buyers often want to know about zoning, any easements, and whether the land can be divided or used for animals. Having a recent survey makes those conversations much easier.
Because Piperton has fewer sales than larger nearby towns, pricing often depends on careful comparisons. Lot size, acreage, outbuildings, and the age and condition of the home can all affect value more here than in a typical suburban subdivision. A thoughtful pricing approach looks at recent sales in Piperton and nearby Fayette County areas, and also considers what buyers are seeing in Collierville at the same time.
Timing matters too. Spring is traditionally an active season, but late fall and winter can work well for sellers who prepare carefully, since buyers looking at that time of year are often motivated and there may be fewer homes competing for their attention.
If you are thinking about selling your Piperton home, whether this season or down the road, I would be glad to walk through your property with you, talk about what buyers are looking for, and help you decide on the right next step. There is never any pressure; just reach out whenever you are ready.
