New Construction in Arlington, TN: What to Know

Arlington Kelly Day October 27, 2026

Arlington has grown steadily over the past two decades. The town in northeastern Shelby County, next to Lakeland and not far from Bartlett and Eads, went from 11,517 residents in the 2010 census to 14,549 in 2020, and much of that growth has come through new subdivisions. If you are thinking about building or buying a newly built home in Arlington, here is a practical look at the town and the questions worth asking along the way.

A Railroad Town That Kept Its Center

Arlington's history gives it a different feel from many suburbs. The community began around a railroad depot on land donated by General Samuel J. Hays, and it was first incorporated as Haysville in 1878. Because another Tennessee post office already used that name, the town was renamed Arlington and reincorporated in 1900.

Depot Square remains the heart of town, with historic buildings, a replica of the original depot built in 2003, and community events throughout the year. Many newer subdivisions sit a short drive from that historic core, so you can have a newly built home while still being close to a traditional town center.

Schools and Local Services

Arlington has its own public school district, Arlington Community Schools, created in 2014 when several Shelby County suburbs formed their own districts. The district includes elementary schools, Arlington Middle School and Arlington High School. Attendance zones are tied to the address and can change as the town grows, so confirm which schools serve a specific lot directly with the district before relying on a builder's brochure.

Because Arlington is an incorporated town in Shelby County, homes inside town limits pay both town and county property taxes. Ask which providers serve the lot for water, sewer, electricity and gas, and confirm whether any part of the subdivision is outside town limits.

Questions to Ask Any Builder

New construction comes with real advantages, including modern floor plans, efficient systems and the chance to choose finishes. A few questions help you compare builders and communities:

  • What is included in the base price, and which features are upgrades?
  • How are lot premiums priced, and what will be built behind or beside the lot?
  • What does the builder warranty cover, and how are warranty requests handled?
  • Is there an HOA, and are the covenants, dues and amenities already recorded?
  • What is the estimated completion date, and how are delays communicated?
  • Are incentives tied to a preferred lender or title company, and can you use your own?

Ask for answers in writing. Builder contracts are written to protect the builder, which is normal, but it means reading carefully and asking about anything unclear before you sign.

Inspections, Taxes and Planning Ahead

It is easy to assume a brand-new home does not need an inspection, but many buyers schedule one before drywall is installed and another before closing. A third inspection before the one-year warranty ends can catch settling, drainage or finishing issues while they are still covered.

Location is another reason Arlington draws attention. The town sits along the Interstate 40 corridor east of Lakeland, and nearby highways make it fairly direct to reach Bartlett, Wolfchase Galleria, Cordova and other parts of the Memphis area. Interstate 269 to the east connects toward Collierville and north Mississippi. Before choosing a lot, it is worth driving your likely commute at the times you would normally travel, and looking at what is planned nearby, since open land next to a new subdivision may not stay open.

Also plan ahead for property taxes. In Tennessee, a new home's first tax bill may reflect only the land if the house was not complete at the time of assessment. Once the home is fully assessed, the bill can increase, so budget for the full amount from the start. Your lender and closing attorney can help you estimate the escrow.

Building a home is exciting, and it goes more smoothly when you know what to expect. If you would like help comparing communities in Arlington, reviewing a lot, or understanding a builder's contract, I am glad to walk through it with you, at whatever pace feels right.
