Schilling Farms in Collierville: A Neighborhood Spotlight

On the western edge of Collierville, between Poplar Avenue and Winchester Boulevard, there is a community that was planned as a small town within a town. Schilling Farms covers roughly 443 acres and combines single-family streets, apartments, offices, a school, a YMCA and a growing retail district. If you have driven Poplar toward Germantown and noticed the water tower, you have passed its front door. Here is a closer look at how this part of Collierville came together and what is there today.

From Farmland to a Planned Community

The name comes from Neal Schilling, who began buying farm tracts in Collierville in the early 1950s. The land was a working farm for decades, with Hereford cattle and a Ford tractor business. The community that replaced it is a joint venture between Boyle Investment Company and Schilling Enterprises, and its master plan was drawn by Cooper Robertson of New York and Looney Ricks Kiss of Memphis.

The layout runs along Schilling Boulevard, the north-south spine that connects Poplar to Winchester. Several interior street names, including Hoyahka, Colbert, Deloach, McFerrin and Russell, are drawn from local history, and a historical marker at McGinnis Park explains them. The park itself honors W. W. McGinnis, who first landscaped the Collierville Square.

Homes and Housing Types in Schilling Farms

One thing that sets Schilling Farms apart in Collierville is the range of housing inside a single community.

The Neighborhood at Schilling Farms is the single-family section built around McGinnis Park. Boyle describes it with mature trees, boulevards, walkways and green antique-style light poles. Wynstone Mill at Schilling Farms is a second single-family neighborhood of custom homes with a community pool and clubhouse.

For a smaller footprint, The Village at Schilling Farms has 58 one-story homes with a clubhouse and exterior maintenance handled for owners, and The Oaks at Schilling Farms is a condominium community of 88 units.

Rental options are substantial. The Town of Collierville's apartment inventory, updated in early 2026, lists The Signature at Schilling Farms, Legacy Farm, The Madison at Schilling Farms, Carrington, and the first phase of the Water Tower District. A second Water Tower District phase of 200 units has been approved, with the town estimating completion in late 2028 or early 2029. That matters if you are buying nearby and want to know what is still coming.

Each section has its own rules and, in some cases, its own association and fees. Before making an offer, ask for the covenants, the current dues and what they cover, and any pending assessments for the specific section. They are not all the same.

What Is Inside the Community

The YMCA at Schilling Farms sits at 1185 Schilling Boulevard East on land donated by the developers. It has indoor and outdoor pools, a wellness center and a cycle studio.

The Water Tower District occupies about 54 acres at the northwest corner along Poplar. Its retail buildings have been leasing to restaurants and service businesses, and since tenant lists change, the simplest way to see what is open is to stop by. IMC Companies opened a three-story headquarters on Schilling Boulevard West in 2022, and there is a TownePlace Suites by Marriott on West Poplar for visiting relatives or a stay between homes.

Boyle notes that the community links to Collierville's greenbelt trail system, which the town says totals more than 18 miles.

Schools, Utilities and Location

Schilling Farms Elementary is located inside the community at 935 Colbert Street South. A point that sometimes causes confusion: the building was Schilling Farms Middle School until the 2018-19 school year, when the middle school moved and became West Collierville Middle School. Collierville Schools is the public district for the town, with Collierville High School serving high school students. Attendance zones are set by address, so confirm any specific home with the district's zone locator or its student services office.

For utilities, Collierville is a little different from Memphis. Electricity and natural gas come from MLGW, while water and sewer are provided by the Town of Collierville. That means two utility accounts to set up instead of one. Property owners pay both Town of Collierville and Shelby County taxes.

As for getting around, Poplar Avenue heads west into Germantown and east toward the historic Collierville Town Square, which Boyle places about two miles from The Village at Schilling Farms. Winchester Boulevard runs along the southern edge.

A Few Things to Consider

Schilling Farms is a mixed-use community by design, and that shapes daily life. Some streets are quiet and residential; others are close to offices, apartments or retail. Visit at different times of day, drive the route you would actually take to work or to the grocery, and look at what is planned for nearby parcels. The town's planning department can tell you what has been approved.
