Piperton Kelly Day October 3, 2026
Piperton sits at the southwestern corner of Fayette County, right where it meets Collierville and Shelby County to the west and Marshall County, Mississippi, to the south. It is a small city with a lot of open land, and if you are moving here from Memphis or from out of state, the day-to-day setup works differently than what you may be used to. This guide covers the practical side of settling in to Piperton: who provides what, how the city tax works, and where to go for the basics.
The City of Piperton was incorporated in 1974. The city reports a population of 2,801 as of its 2024 special census, spread over roughly 27 square miles. Highway 57 and Highway 196 run through the city, U.S. Highway 72 crosses its southern portion, and Interstate 269 has an interchange near the Piperton and Collierville line, which is how many residents connect to the rest of the Memphis area.
The City Administration Office is at 3300 Highway 196 South and is open Monday through Friday, 8:30 a.m. to 4:30 p.m. The main number is 901-853-4830. One detail that confuses newcomers: Piperton addresses share the 38017 zip code with Collierville, and the city's own mailing address is a Collierville post office box. A 38017 address can be in either place, so it is always worth confirming which city and county a property is actually in.
If you are coming from Shelby County, the biggest change is that MLGW is not your provider here. According to the city, utilities in Piperton are set up this way:
Because wastewater setups differ from one property to the next, it is a good question to ask early when you are looking at a home in Piperton: how is wastewater handled, who maintains the system, and are there any recurring costs tied to it?
Piperton homeowners pay two property taxes: one to the City of Piperton and one to Fayette County.
The city lists its current tax rate at $0.4051 per $100 of assessed value. In Tennessee, residential property is assessed at 25 percent of its appraised value, and appraisals in Piperton come from the Fayette County Assessor of Property. The city's own example shows the math: a residential property appraised at $100,000 has an assessed value of $25,000, and the city tax on it would be $101.27 for the year. County tax is separate and is billed by Fayette County.
City tax bills are usually mailed by October and are past due on March 1, after which the city says interest accrues at 1.5 percent per month. Payments can be mailed, made in person at the City Administration Office, or left in the 24-hour depository there. Rates are set each year through the budget process, so confirm the current figure with the city before you rely on it.
A few local rules and services are useful to know before you start any projects:
Since Piperton is in Fayette County, county-level errands happen in Fayette County offices instead of Shelby County ones.
Moving to a smaller city like Piperton comes with a few more phone calls up front, but once the accounts are set up it is simple to manage. If you are weighing Piperton against Collierville, Rossville, or Eads and would like help thinking it through, please feel free to reach out. I am happy to share what I know, with no obligation.
