Collierville Homeowner Costs: Taxes, Fees, Utilities

When you are comparing homes in Collierville, the purchase price is only part of the picture. The monthly and yearly costs that come with owning a home in the town, including property taxes, town fees, and utilities, are set up a little differently here than in Memphis or in unincorporated Shelby County. This is a plain-language look at how those costs work in Collierville right now, based on what the town has published for its current budget year.

The Collierville Property Tax Rate

The Collierville Board of Mayor and Aldermen adopted the town's Fiscal Year 2026-2027 budget on June 8, 2026. The town reported that its property tax rate stays the same, at $1.62 per $100 of assessed value.

Two things help make sense of that number:

  • Assessed value is not the same as market value. In Tennessee, residential property is assessed at 25 percent of its appraised value. As a simple illustration, a home appraised at $400,000 would have an assessed value of $100,000, and the town portion of the tax bill at $1.62 would be $1,620 for the year. That is an example for the math only, not an estimate of any particular home.
  • Collierville owners also pay Shelby County property tax. The town rate and the county rate are separate, and both apply to a home inside the town limits. When you are budgeting, ask for the combined figure for the specific address.

Shelby County's most recent countywide reappraisal took place in 2025, so appraised values on many homes changed last year. If you are looking at a property's tax history, make sure you are reading the most recent bill.

Town Fees That Changed on July 1, 2026

While the tax rate held steady, the same budget included a few fee adjustments that took effect July 1, 2026. These show up on the town utility bill, so they are worth knowing about:

  • Street Infrastructure Maintenance Fee. A new fee of $5 per month. The town says all of it goes to local street paving and will allow about 11 additional lane miles to be paved each year.
  • Sanitation. The monthly solid waste collection fee went from $27 to $32. This covers services such as automated garbage pickup and seasonal leaf removal.
  • Water and sewer. Rates adjusted as part of a multi-year schedule the town adopted to upgrade aging infrastructure. The town estimated the change at about $1.56 more per month for an average customer.

The budget also lists capital projects for the year, including trail and sidewalk improvements along Wolf River Boulevard, another phase of downtown drainage work, water and sewer improvements on Burrows Road, and the next phase of improvements at Tom Brooks Park.

Who Provides Utilities in Collierville

This is the part that most often catches newcomers off guard. In Collierville, utilities are split between two providers:

  • Water, sewer, and sanitation come from the Town of Collierville and are billed by the town.
  • Electricity and natural gas come from Memphis Light, Gas and Water (MLGW).

That means two accounts to set up when you move in and two bills each month. To start town service, the application goes to Town Hall at 500 Poplar View Parkway, and it can also be submitted by mail, fax, or email. The town lists a non-refundable service establishment fee of $100 for a home being purchased. For a rental, it is $100 plus a $75 deposit that is refunded when service ends. Have identification and your closing papers or lease ready.

Collierville has also installed new smart meters across the community, and bills can be paid online, by automatic draft, by mail, at Town Hall, or at the drop boxes between Town Hall and the library on Poplar View Parkway.

Questions Worth Asking Before You Buy

None of these costs are a reason to choose or skip a home on their own. They are simply easier to plan for when you know about them up front. A few questions that help:

  • What were the town and county property taxes on this address last year, and has the appraisal changed since the 2025 reappraisal?
  • Is there a homeowners association, and what do the dues cover? Many Collierville subdivisions have one, and the amounts and rules vary widely.
  • Can the seller share a year of MLGW bills and town utility bills? Usage depends on the house and the household, but it gives you a starting point.
  • Is the home inside the Collierville town limits? Some nearby addresses in the 38017 zip code fall outside the town, including parts of neighboring Piperton in Fayette County, where taxes and utility providers are different.

Keeping It in Perspective

Rates and fees change from year to year, so treat the figures here as a snapshot of the town's 2026-2027 budget and confirm current numbers with the Town of Collierville, Shelby County, and MLGW before you make a decision. What stays constant is the structure: a town tax and a county tax, a town utility bill, and an MLGW bill.
