Bartlett sits in northeast Shelby County, bordered by Memphis on the west and south, with Cordova, Arlington and Lakeland not far away. It's an old town that grew quickly. The area started out as Union Depot, a stop on the stagecoach route heading west from Nashville, and it was incorporated in 1866 and named for Major Gabriel M. Bartlett. Today it's one of the larger cities in Tennessee, yet its historic core along Stage Road still has a small-town look and feel.

Parks, Old Town and Stage Road

The park most people mention first is W.J. Freeman Park at 2629 Bartlett Boulevard. It covers roughly 100 acres, with walking and running paths, ball fields, tennis courts, a playground and pavilions. It's also where the city's big fall festival takes place, so you'll get to know it quickly. The city maintains a couple dozen parks in all, along with the Bartlett Recreation and Fitness Center and the Singleton Community Center, so there's usually a green space or a gym within a short drive of any neighborhood.

For a sense of where Bartlett began, head to the historic area around Bartlett Station. The Bartlett Station Municipal Center, now called The Venue at Bartlett Station, sits at 5868 Stage Road and is used for events and gatherings. Nearby, the Nicholas Gotten House, built in 1871, serves as a small museum with free tours on select Sundays. Davies Manor, another historic home, is a short drive away and worth a visit if local history interests you.

Stage Road itself is the city's main east-west spine. City Hall is at 6400 Stage Road, and the corridor is lined with shops, restaurants and everyday errands. If you're house hunting, driving Stage Road and then winding north and south into the neighborhoods off of it is a good way to get a feel for how the city fits together.

Fall in Bartlett: The Bartlett Festival

If your timing works out, you're arriving at a good moment. The Bartlett Festival, BBQ Contest and Car Show returns to W.J. Freeman Park on Friday, October 2, from 5:30 to 10 p.m., and Saturday, October 3, 2026, from 9 a.m. to 5 p.m. Admission is free. The weekend includes a Memphis Barbecue Network-sanctioned cooking contest, a car show, live music, arts and crafts vendors, a performance by the Bartlett Community Concert Band and a K-9 demonstration by the Bartlett Police Department. Saturday morning starts with a 5K at 8 a.m. Parking at the park is limited, so free shuttle buses are planned from Bartlett Baptist Church on Kirby Whitten Parkway. Wandering the festival is one of the easiest ways to get a feel for the community and chat with neighbors before you've even unpacked.

Schools, Utilities and Taxes

Bartlett operates its own public school district, Bartlett City Schools. Voters approved forming the district in 2013, and it opened in fall 2014 after separating from what was then Shelby County Schools. The district lists 11 schools: six elementary schools (Altruria, Bartlett, Bon Lin, Ellendale, Oak and Rivercrest), three middle schools (Appling, Bon Lin and Elmore Park), plus Bartlett Ninth Grade Academy and Bartlett High School. School zones follow specific addresses, so if this matters to you, confirm the zoning for any home you're considering directly with the district before you commit.

Utilities in Bartlett come from two places, which often surprises newcomers. The City of Bartlett provides water, sewer and garbage service, and those appear on your city utility bill. Electricity and natural gas come from Memphis Light, Gas and Water (MLGW), so you'll set up that account separately. I usually suggest calling both a week or two before closing so everything is on when you get your keys.

Property taxes work in a similar way. Homeowners inside Bartlett city limits pay a Bartlett city property tax, handled through the city's Tax Department, as well as a Shelby County property tax, which is paid through the Shelby County Trustee. Both rates are set each year by their governing bodies, so when you're budgeting for a specific home, it's worth pulling the most recent bills for that address rather than relying on an average.

Getting Around: Commute Notes

Bartlett is well connected by highway. Interstate 40 runs along the city's southern side and connects with I-240 near the Sam Cooper Boulevard interchange. Sam Cooper is a direct route west toward Midtown Memphis, and I-240 wraps around the city toward the airport and East Memphis. US-64 follows Stage Road through town, and US-70 and US-79 run through the area as well, which gives you more than one option when traffic backs up.

If you'll be working at Naval Support Activity Mid-South in Millington, Bartlett is roughly 12 to 13 miles south of the base, about a 20-minute drive depending on traffic. As with any commute, I recommend making a test run during the hours you'll actually be driving before you choose a home.
