Farmington in Germantown, TN: A Neighborhood Spotlight

If you have driven Farmington Boulevard on a fall afternoon, you already know part of the appeal. The Farmington area of Germantown is one of the city's established neighborhoods, with mature trees, deep lots, and a location that sits between the busy Poplar Avenue corridor and the green edge of the Wolf River. It stretches across the 38138 and 38139 zip codes, and it is one of the parts of Germantown I get asked about most often. So I wanted to put together a practical, neighbor-to-neighbor look at the streets, the parks, the houses, and the day-to-day conveniences nearby.

Getting Your Bearings

Farmington Boulevard is the spine of the area. Homes along the boulevard carry addresses from the high 7000s into the 8500s, with the lower numbers generally in 38138 and the higher numbers in 38139. Exeter Road and Kimbrough Road are the main north-south connectors, and Wolf River Boulevard runs along the northern side, close to the river itself.

You will see the name "Farmington" used for a number of platted sections, often labeled by block or section letter in property records (for example, Farmington Block A or Farmington Section F). Nearby you will also hear names like Farmington North, Farmington South, and Kimbrough Estates. If you are looking at a specific home, the subdivision name on the tax record is the most reliable way to confirm exactly which section you are in, and I am always happy to pull that for you.

One practical note: the City of Germantown and the Memphis MPO have listed a resurfacing project for Farmington Boulevard and Forest Hill-Irene Road in the regional transportation plan. It has been working through the environmental review stage, so timing is still uncertain, but it is worth keeping an eye on if you drive that route daily.

What the Homes Typically Look Like

Much of Farmington was built in the 1970s. Homes I have reviewed along the boulevard were built between roughly 1973 and 1976, and that lines up with what you see as you drive through. Expect traditional exteriors, a good deal of brick, and a mix of one-story and one-and-a-half-story plans.

Lots tend to be roomy by today's standards. Recent examples along Farmington Boulevard range from about a third of an acre to nearly half an acre, and nearby listings have shown lots from around a quarter acre up to more than three-quarters of an acre. Detached two-car garages show up often, along with fenced backyards, den fireplaces, and the primary bedroom on the main level.

Because these homes are around 50 years old, condition varies widely from house to house. Some have been thoroughly updated with new roofs, kitchens, flooring, and HVAC systems, while others still have much of their original character. When I walk through a Farmington home with a client, I pay close attention to the age of the roof and mechanical systems, the electrical panel, plumbing materials, drainage around the foundation, and the health of the large trees near the house. None of that is a reason to shy away. It simply means a thorough inspection and a realistic update budget are part of a smart plan here.

Parks, Greenways, and Time Outside

This is where the Farmington area really shines. Cameron Brown Park sits on Farmington Boulevard in the 38139 portion of the neighborhood and covers more than 100 acres. It has a lake, walking trails, a playground, tennis courts, and ball fields, and it is a popular spot for an evening walk around the water.

Cameron Brown is also one of the trailheads for the Germantown Greenway, a paved path for walking, running, and biking. According to the city, more than 10 miles are open today out of a planned 22-mile system. The open section follows the Wolf River from Germantown's western border east to Farmington, and there are trailheads near Kimbrough Road and at the northwest corner of Farmington and Wolf River Boulevard. The city also notes that the greenway is a level one arboretum with more than 25 tree species, which makes it a lovely walk this time of year as the leaves start to turn.

Shopping, Dining, and Everyday Errands

Errands are easy from Farmington. A Kroger anchors the Germantown Crossing center at 7735 Farmington Boulevard, near the western end of the neighborhood. Trader Joe's is on Exeter Road, and Whole Foods Market is on Poplar Avenue, so you have several grocery options within a short drive.

The Shops of Saddle Creek, at Poplar Avenue and West Farmington Boulevard, opened in 1987 and is often described as one of the first lifestyle centers in the country. It is a go-to for specialty shops and restaurants, and the wider Poplar corridor adds plenty more places to eat.

For recreation and the arts, the Germantown Athletic Club and the Germantown Performing Arts Centre both sit on Exeter Road. The athletic club is a large indoor facility with outdoor pools, and GPAC is an 800-seat theater that hosts touring and local performances throughout the year.

A Change to Watch: Glasgow

Just off Kimbrough Road is the former Germantown Country Club property, which closed as a golf course in 2019. The Farmington-Kimbrough Development Group bought the roughly 178-acre site in 2021 with plans for a new subdivision called Glasgow, and the city later approved 366 homes. As of a June 2026 report, the streets, cul-de-sacs, and detention ponds were in place, but home construction had not started while a FEMA flood map revision and utility connections were still pending. When homes do go up, it will be one of the bigger changes to this part of Germantown in years, and it could affect traffic and nearby resale activity. I will keep watching it and share updates as they come.

The Farmington area offers established streets, room to spread out, and a greenway and park system right at the doorstep, all within easy reach of Poplar Avenue and neighboring Collierville and East Memphis.
