Buying a Home in Collierville, TN: What to Know Now

Collierville Kelly Day November 2, 2026

Buying a home in Collierville comes with a few details that are different from buying in Memphis or unincorporated Shelby County. The Town of Collierville runs its own water, sewer, and sanitation services, sets its own property tax rate, and has its own school district and permitting office. None of it is complicated, but knowing how it all fits together before you start touring homes in the 38017 zip code makes the process a lot smoother.

Here is a practical rundown of what to know when buying in Collierville right now.

What the Collierville Market Looks Like Right Now

According to Redfin's data for August 2026, the median sale price in Collierville was about $524,653, roughly 1 percent lower than a year earlier. About 213 homes sold that month, with a median of 38 days on the market, and homes sold for about 98 percent of their list price on average.

What that tells us is a fairly balanced market. Homes are not flying off the shelf in a weekend the way they did a few years ago, and buyers generally have a little time to think, schedule an inspection, and negotiate. At the same time, prices have held steady, and well-prepared homes in popular neighborhoods still move. Every subdivision is a little different, so it is worth looking at recent sales on the specific streets you are considering rather than relying on town-wide numbers.

Property Taxes: Town Plus County

Because Collierville is an incorporated town, homeowners pay two property tax bills: one to the Town of Collierville and one to Shelby County.

  • Town of Collierville: $1.62 per $100 of assessed value. The Board of Mayor and Aldermen kept that rate unchanged in the fiscal year 2027 budget adopted in June 2026.
  • Shelby County: $2.702382 per $100 of assessed value for tax year 2026, according to the Shelby County Trustee.

Residential property in Tennessee is assessed at 25 percent of its appraised value. So on a home appraised at $400,000, the assessed value would be $100,000, and each rate is applied to that $100,000. When you are comparing a home in Collierville to one in a nearby unincorporated area or another town, factoring in both tax bills gives you a much clearer picture of your true monthly cost.

Utilities and Town Services

Setting up utilities in Collierville involves two providers:

  • Water, sewer, and sanitation: Provided by the Town of Collierville. New homeowners apply with the Town and will need a photo ID and their closing documents. There is a $100 non-refundable establishment fee for owners.
  • Electricity: Provided by MLGW, which purchases its power from TVA. You can start MLGW service online or by phone.

A few Town updates took effect July 1, 2026, as part of the new budget. The monthly sanitation fee rose from $27 to $32, a new $5 per month street infrastructure fee was added to help fund street paving, and water and sewer rates went up slightly for the average customer. These are small amounts, but they are worth including in your budget.

Collierville collects garbage, recycling, and yard waste weekly. Garbage goes in a green cart collected by an automated truck, and the recycling program does not accept glass. If you move in during the fall or winter, you will be glad to know loose leaves are collected from November through February.

HOAs, Permits, and the Historic District

Many Collierville subdivisions have a homeowners association. Some are fairly hands-off and mainly maintain entrances and common areas, while others have pools, clubhouses, and more detailed architectural rules. Before you make an offer, ask for the HOA's dues, covenants, and any planned special assessments. If you have plans for a fence, a pool, or a detached garage, read the rules carefully to make sure your plans are allowed.

The Town also requires building permits for many projects. Detached garages, sheds, pergolas, pool houses, and pools all need a permit from the Collierville Building Department. It is a good idea to ask the seller whether past additions or outbuildings were permitted, since unpermitted work can create questions down the road.

If you are drawn to the older homes near the Collierville Town Square, keep in mind that properties in the historic district fall under an H-1 overlay. Exterior changes there generally require a Certificate of Appropriateness from the Historic District Commission. Many people love the character of these streets, and the review process is part of what helps keep it that way.

Schools and What Is Changing Around Town

Homes within the town limits are served by Collierville Schools, a municipal district that separated from the county system in 2014. According to the Town, the district has eight schools, and Collierville High School is its single high school. As always, confirm school assignments for any specific address directly with the district.

There is also plenty of investment happening around town. In August 2026, Collierville broke ground on an expansion of the Burch Library near Town Hall, which will grow into a much larger facility. The fiscal year 2027 budget also includes funding for a trail and sidewalk project along Wolf River Boulevard, continued drainage improvements downtown, and another phase of work at Tom Brooks Park.

A few simple tips before you buy: Get pre-approved early, so you know your comfortable price range including both tax bills, HOA dues, and Town fees. Drive the neighborhoods you are considering at different times of day, especially along Poplar Avenue, Houston Levee Road, and Byhalia Road where traffic patterns can affect your commute. And plan your inspection timeline so you have room to ask questions without feeling rushed.
