Piperton Kelly Day November 3, 2026
Piperton sits in the southwest corner of Fayette County, right along the Collierville line, and it has grown quickly over the last 15 years. The town counted 1,445 residents in 2010 and 2,263 in the 2020 census, and the state certified a 2025 population of 2,801. Even with that growth, Piperton still feels open, with homes spread across larger lots and plenty of green space between neighborhoods. If you are curious about what homes in Piperton actually look like, here is a practical overview.
Piperton covers about 27 square miles and borders Collierville to the west, Rossville to the east, and Marshall County, Mississippi, to the south. State Route 57, known as Poplar to most locals, runs through the middle of town and meets State Route 196, where you will find Piperton Town Hall at 3300 Highway 196 South. U.S. 72 crosses the southern part of town, and State Route 385 crosses the western side, with an interchange connecting to I-269 near the Collierville line. That road network means Collierville's shopping and dining are close, and the 385 corridor makes trips toward Germantown and East Memphis more direct.
Piperton does not have one typical neighborhood. Instead, you will find a range of subdivisions, each with its own feel. A few names that come up often in listings:
One helpful note: some subdivisions in this general area carry a Rossville mailing address rather than a Piperton one. If being inside Piperton town limits matters to you, confirm the town on the property tax record, not just the mailing address.
Much of Piperton's housing has been built in the last 20 years or so, with a steady stream of new construction continuing in 2026. Recent listings describe Craftsman-style elevations, traditional brick and stone exteriors, open floor plans, and two- and three-car garages. You will also find older homes on acreage along the main highways, mixed in with the newer subdivisions.
Lot size is one of the biggest draws. Lots in Piperton often start around half an acre, and listings show plenty of options in the one-to-two-acre range, with larger tracts of 2 to 12 acres or more along roads like Highway 196. That extra room gives space for gardens, outbuildings, play areas, or simply privacy.
As a point of reference, a 2026 new-construction home in Madeline Farms on a little over half an acre was listed at $593,900, and a home in Piperton Preserve was listed at $579,900 in spring 2026. Prices vary widely depending on size, finishes, and land, so those are examples rather than a rule.
According to the University of Tennessee's Municipal Technical Advisory Service, the Town of Piperton provides water, sewer, and garbage service. Many newer homes list public water and sewer and natural gas heat. On rural tracts outside the subdivisions, it is still a good idea to confirm whether a property is on town sewer or a private septic system, and to ask which electric provider serves that address.
For property taxes, Fayette County's rate is $0.9310 per $100 of assessed value, with residential property assessed at 25 percent of appraised value, according to the Fayette County Trustee. Whether a separate town tax applies, and how much, is worth confirming with the Trustee's office or Town Hall for any home you are considering.
Piperton is served by Fayette County Public Schools. School assignments can vary by address, so check directly with the district for the specific home you have in mind.
With so much recent construction, you will often be comparing a brand-new home against one that is a few years old. New construction gives you the chance to choose finishes and get builder warranties, but timelines and lot premiums vary. A resale home may come with mature landscaping, finished extras like fencing or a patio, and a more predictable move-in date. Either way, a thorough inspection, a look at the subdivision covenants, and a clear understanding of any HOA fees will serve you well.
If you are thinking about Piperton and would like to talk through the subdivisions, lot options, or how it compares with nearby Collierville and Rossville, I would be glad to help. Reach out anytime, with no pressure at all.
