New Construction in Lakeland, TN: What Buyers Should Know

Lakeland Kelly Day November 2, 2026

Lakeland has been one of the more active spots for new homes in northeast Shelby County. Set along Interstate 40 between Arlington, Bartlett and Cordova, the city in the 38002 zip code has seen new subdivisions take shape near its newer school campuses and along the US 70 and Canada Road corridors. If you are thinking about building or buying a newly built home in Lakeland, here is a look at what is being built, what the city is working on and the practical questions worth asking before you sign a builder contract.

Where New Homes Are Going Up

Recent new-construction listings in Lakeland include several communities worth knowing about.

Lakeland Meadows, along streets like Buttercup Lane, has newly built homes listed in the mid-$600,000s in recent months, with homes around 3,300 to 3,500 square feet. Listing details mention a neighborhood pool and pickleball courts.

Herons Ridge, with homes on Herons Pond Lane by Grant Homes, has listed new homes starting around $600,000, with four-bedroom plans around 3,200 square feet.

Newer streets such as May Grove Lane and Conner Field Lane have recently completed homes listed in the low-to-mid $600,000s, and listing agents describe them as near the newer Lakeland middle and high school campus.

These prices come from active listings seen in the fall of 2026, so they are a snapshot rather than a guarantee, and builders adjust pricing and incentives often.

What Is Happening Around Lakeland

Two larger projects are shaping the city's next few years. The Lake District, the mixed-use development near I-40 and Canada Road, has had a long and complicated history, but activity has picked up again. A development agreement was approved in early 2026, and the first townhomes in a section called The Willows at the Lake were nearing completion this past summer.

The city has also been planning New Canada Road for many years, a 2.3-mile realignment between I-40 and US 70 designed with four lanes, landscaped medians and separate bike and pedestrian paths. Local officials pointed to 2026 as a big building year for both projects, so it is worth checking current construction status if a home you are considering is near that corridor.

Lakeland Schools, City Taxes and Sewer Costs

Lakeland operates its own public school district, the Lakeland School System. According to the district, it includes Lakeland Elementary for kindergarten through fourth grade, Lakeland Middle Preparatory for grades five through eight, and Lakeland Preparatory School for grades nine through twelve, whose high school building was completed in 2022. Enrollment in Lakeland schools is limited to Lakeland residents, so confirming that an address is inside city limits matters.

Lakeland does have a city property tax. For fiscal year 2026-27 the city kept its rate at $0.94 per $100 of assessed value, and that is in addition to Shelby County property tax. With residential property assessed at 25 percent of appraised value, a $450,000 home would owe about $1,058 a year in city property tax, plus the county bill.

Sewer is a cost to look at carefully. The City of Lakeland runs its own sewer system, and the city approved rate increases beginning July 1, 2026, as part of a multi-year plan that local reporting said could roughly double sewer bills over about three years. It is a good idea to ask the city for current sewer rates when you are budgeting for a home.

Smart Steps When Buying New Construction

A brand-new home still deserves the same care as any other purchase. A few steps make a big difference.

Read the builder's warranty closely. Tennessee courts recognize an implied warranty of good workmanship for the first buyer of a new home, but a builder's contract can replace it with its own written warranty. Know what is covered, for how long and how to submit a claim.

Get independent inspections. Even with a builder's own checks, many buyers hire a licensed home inspector before drywall goes up and again before the final walkthrough. Tennessee licenses home inspectors through the Department of Commerce and Insurance.

Ask for HOA documents early. Communities with pools, pickleball courts or common areas usually have an HOA, so request the dues, covenants and any architectural rules before you commit.

Keep records. Save your contract, warranty, plans and any change orders in one place. Tennessee law generally requires homeowners to give a builder written notice and a chance to repair before pursuing a defect claim, so good records help.
