Midtown Memphis Kelly Day November 2, 2026
Tucked between Overton Park and the Rhodes College campus, Hein Park is one of Midtown Memphis's most distinctive older neighborhoods. Its curving streets, mature trees, and early twentieth-century homes feel a world away from the grid of much of the city, even though it sits just off North Parkway in the 38112 zip code. If you have ever taken a wrong turn off Trezevant Street and found yourself winding along a quiet drive lined with brick and stucco houses, you have probably already met Hein Park.
Hein Park takes its name from W. A. Hein, the founder of the Memphis Steam Laundry. The land had been part of property held by the Hein, Mette, and Gerber families, and it was subdivided beginning in 1923. A newspaper announcement that September invited buyers to the new development, and most of the homes were built over the next two decades, roughly between the early 1920s and early 1940s.
The timing matters. The neighborhood was planned alongside the growth of Overton Park and the parkway system, during an era when city planners favored landscaped streets and park-like settings. Rhodes College, then known as Southwestern, moved to its Memphis campus next door in the mid-1920s. Hein Park's boundaries have remained essentially the same since it was first laid out, and the neighborhood was documented for the National Register of Historic Places in the late 1980s as the Hein Park Historic District.
Hein Park is roughly bounded by North Parkway on the south, Trezevant Street on the east, Jackson Avenue on the north, and the Rhodes College campus on the west. Inside those edges, the streets have simple names: Center Drive, East Drive, West Drive, North Drive, Cypress Drive, Cross Drive, and Charles Place.
What makes the layout unusual for Memphis is that the streets curve with the gentle hills of the land rather than running in straight lines. That gives the neighborhood a secluded feel, slows down through traffic, and creates irregular lots that make each block look a little different.
The setting is a big part of daily life here:
Hein Park's homes reflect the revival styles that were popular in the 1920s and 1930s. Georgian Revival is the most common, with symmetrical brick facades and classical entries. You will also find Tudor Revival homes with steep gables and half-timbering, English cottage designs, bungalows, Spanish and Mission-style houses with stucco and tile, and a few Italian Renaissance-inspired homes. One of the best-known is the Hein House at 2254 North Parkway, designed by Memphis architect Walk Jones Sr.
Lots vary in size because of the curving streets, and many are shaded by large hardwoods. Houses range from modest cottages to substantial two-story homes, and many have been updated over the decades while keeping original details such as plaster walls, hardwood floors, built-ins, and leaded or divided-light windows.
Owning a home that is roughly a century old is rewarding, and it also calls for a bit of extra homework. If you are buying in Hein Park, it is worth planning for:
If you are selling, original character is usually a strength worth showing off. Records of updates to major systems, photographs that show the architecture and the trees, and a clear list of improvements help buyers understand how the home has been cared for. Pricing is best based on recent Midtown sales of similar age, style, and size, since Hein Park is a small neighborhood and sales within it can be infrequent.
If Hein Park has caught your eye, or you own a home there and are wondering about next steps, I am always happy to share what I know and answer questions without any pressure. Reach out whenever it is helpful.
