Bartlett Kelly Day November 6, 2026
Bartlett is one of the larger suburbs in Shelby County, and its housing tells the story of how quickly it grew. If you are browsing homes in Bartlett, Tennessee, you will see everything from historic homes near the old town center to 1980s ranches to newer townhomes. Understanding those eras helps you know what to look for, whether you are buying, selling or simply curious about the city just northeast of Memphis.
Bartlett traces its roots to the 1820s, when the settlement was known as Union Depot. It was incorporated in 1866 and named for Major Gabriel M. Bartlett, who owned land along Stage Road. That road, now part of U.S. Highway 64, was once the stagecoach route between Nashville and Memphis, and the railroad later came through the center of town. Today that historic core is branded Bartlett Station, and its stagecoach-and-train logo is a nod to both.
The real growth came much later. According to U.S. Census figures, Bartlett had about 1,150 residents in 1970, more than 17,000 in 1980, about 27,000 in 1990, and more than 57,000 by 2020. That rapid expansion explains why so many Bartlett homes date from the 1970s through the 1990s.
Historic homes near Bartlett Station: The area around the old town center has some of the city's oldest homes, and the residential area just north of Bartlett Station was recently designated a historic district. The Gotten House, built in 1871, now holds the Bartlett Museum on Court Street.
1970s and 1980s ranches and split-levels: As Bartlett boomed, builders added many brick ranch homes and split-level designs. These often sit on generous lots with mature trees.
1990s traditional two-story homes: The early 1990s were a major building period, and homes from this era often feature two-story layouts, larger primary suites and attached garages. Housing data sites put Bartlett's median year built in the early 1990s.
Cape Cods, colonials and custom builds: You will also find Cape Cod and colonial-style homes, along with custom homes scattered throughout.
Newer construction: More recent subdivisions include new traditional designs, and Bartlett has added smaller-lot developments and townhomes in recent years.
Lots in Bartlett tend to be roomier than in many urban neighborhoods. One housing data site lists the median lot size at roughly half an acre, though lots range widely by subdivision.
Bartlett has dozens of subdivisions. A few names you will see in listings include Stoneridge, Brunswick, Hunters Walk, Kings Crossing, Walker Farms, Davies Plantation Estates, Bartlett Estates, Bartlett Woodlands, Bartlett Hills, Altruria Heights, Shadowlawn Place and Kirby Ridge. Each has its own age range, lot sizes and home styles, so it helps to compare a few before narrowing your search.
On the newer side, the Union Depot development along U.S. 70 is a mixed-use project that includes new townhomes. A Daily Memphian report from August 2025 noted that roughly 400 single-family homes, 126 townhomes and over 1,000 apartments had been approved or were pending in Bartlett at the time. Smaller projects, like Joyce's Gardens near New Brownsville Road, have also added new lots.
A few details are specific to Bartlett:
For older homes (1970s to 1990s): Ask about roof age, HVAC replacement, water heater, windows and any foundation or drainage repairs. Many of these homes have been updated, and documented improvements add buyer confidence.
For newer homes and townhomes: Review HOA documents, builder warranties and any planned neighborhood construction nearby.
For sellers: Know which era your home represents and highlight what buyers value about it, such as a larger lot, a single-level layout or recent updates. Pricing against homes of a similar age and subdivision gives the most accurate picture.
If you are wondering how your Bartlett home compares or want to tour a few subdivisions to see the differences in person, I am glad to help. Feel free to reach out anytime with questions, big or small.
