Summer Home Maintenance Checklist for Memphis Homeowners
Protect Your Memphis Home This Summer
Memphis summers are no joke. With heat indexes regularly climbing above 100°F and humidity that makes the air feel like a warm wet blanket, your home takes a real beating from June through September. The good news: a little proactive maintenance this summer can prevent costly repairs down the road and keep your home comfortable, efficient, and in top condition. Here's your seasonal checklist.
HVAC: Your Most Important System This Time of Year
Your air conditioning system works overtime in a Memphis summer — don't let it fail you mid-July.
Change your air filter — In summer, check it monthly. A clogged filter reduces efficiency and strains the system.
Schedule a professional tune-up if you haven't already — catching a refrigerant issue or worn component now is far cheaper than an emergency call during a heat wave.
Clear debris around your outdoor unit — Trim back any plants or vegetation within two feet.
Check your thermostat — If you don't have a smart/programmable thermostat, summer is a great time to upgrade and start saving on energy bills.
Inspect Your Roof and Gutters
Summer storms in Memphis can bring heavy rain, hail, and high winds. After any significant storm:
Walk the yard and look for shingle granules (they look like coarse sand) — a sign of aging shingles
Inspect the roof from the ground with binoculars for missing, curled, or damaged shingles
Clean gutters and downspouts, and make sure water drains away from your foundation
Check for Moisture and Pest Issues
Memphis's humidity creates ideal conditions for mold, mildew, and wood-destroying insects.
Inspect your crawlspace or basement for standing water or moisture intrusion
Check wood decks, fences, and trim for signs of rot or termite damage — probe suspicious areas with a screwdriver
Make sure your attic is properly ventilated — poor attic ventilation traps heat and moisture, damaging your roof from the inside
Consider scheduling an annual termite inspection if you haven't done so recently
Exterior Maintenance
Inspect caulking around windows and doors and re-caulk anywhere you see gaps or deterioration
Check your driveway and walkways for cracks — fill them before water infiltrates and causes larger damage
Test all exterior faucets and irrigation systems; check for leaks
Power wash siding, porches, and walkways to remove mold and mildew buildup
Plumbing and Appliances
Flush your water heater to remove sediment buildup (extends its life significantly)
Check washing machine hoses for bulges or cracks — replace rubber hoses with braided stainless steel if they're more than 5 years old
Clean your dryer vent — a clogged vent is a leading cause of house fires
Test your smoke and carbon monoxide detectors; replace batteries as needed
Yard and Landscape
Water deeply and infrequently rather than daily shallow watering — this encourages deep root growth
Mulch garden beds to retain moisture and reduce watering needs
Check trees for dead or overhanging branches that could fall during a storm
A Well-Maintained Home is a Valuable Home
Regular seasonal maintenance doesn't just prevent problems — it preserves and builds your home's value. Buyers notice the difference between a home that's been carefully maintained and one that hasn't, and appraisers do too.
