What Is Home Equity, Exactly? A Simple Guide for Memphis Homeowners
If you own a home, you’ve probably heard the word “equity” thrown around a lot.
“Your home has built equity.”
“You could use your equity for your next house.”
“Your equity is one of your biggest assets.”
And if you’ve ever thought, Okay…but what does that actually mean? — you are definitely not alone.
Think of equity as the part of your home that you truly own.
So, what exactly is equity?
The simplest way to look at it is:
Your home’s current value − what you still owe on your mortgage = your equity.
For example, let’s say you bought your home for $300,000 and, over time, you’ve paid your mortgage down to $240,000.
If your home is now worth $375,000, your estimated equity would be:
$375,000 − $240,000 = $135,000 in equity.
That $135,000 isn’t necessarily money sitting in your bank account. It’s tied up in your home. But it can become very important when you’re ready to make your next move.
And this is where things can get really interesting.
How does your equity grow?
There are two big ways homeowners typically build equity.
1. Paying down your mortgage
Every time you make a mortgage payment, a portion goes toward reducing what you owe on your loan. Over time, that can add up.
2. Your home increases in value
This is where the Memphis market and your specific neighborhood come into play.
If you purchased your home several years ago and homes in your area have appreciated, your property may be worth considerably more than what you originally paid.
You didn’t necessarily do anything to make that happen. You simply owned the home while the market changed.
Of course, home values don’t always go up, and appreciation isn’t guaranteed. That’s why I always recommend looking at your specific property and current market conditions rather than relying on a national average or what your neighbor’s house sold for.
Why should you care about your equity?
Because your equity can give you options.
Let’s say you’ve been thinking:
“I think we’re ready for a bigger house.”
Or maybe your kids have moved out and you’re thinking:
“Do we really need all this space anymore?”
Maybe you’re relocating, thinking about buying an investment property, or simply wondering what your financial picture looks like.
Your equity could play a major role in what comes next.
When you sell your home, the proceeds from the sale are generally used to pay off your remaining mortgage and other applicable selling expenses. What’s left is what you walk away with from the sale.
So if you have significant equity, it can potentially become part of the funds you use toward your next home.
Here’s the part I really want homeowners to understand…
Don’t assume you know how much equity you have.
I’ve talked to homeowners who think their house is worth one number because that’s what they paid for it. I’ve also talked to people who assume they have very little equity because they haven’t lived in their home long enough.
Neither assumption may be accurate.
Your home’s value today has nothing to do with simply looking at your original purchase price. It’s based on what buyers are willing to pay for a comparable home in the current market.
That’s why a conversation with a local real estate professional can be so helpful.
A good equity conversation isn’t about convincing you to sell.
It’s about helping you understand where you stand.
What if you’re not ready to sell?
That’s completely okay.
Knowing your equity doesn’t mean you need to put a “For Sale” sign in the yard tomorrow.
Honestly, I think every homeowner should have a general idea of what their home is worth and how much equity they’ve built — even if moving isn’t anywhere on their radar.
Your home is likely one of your biggest financial assets.

Think of equity as a door to possibilities.
Maybe that equity helps you move into the home you’ve been dreaming about.
Maybe it allows you to downsize and simplify.
Maybe it helps you relocate closer to family.
Maybe you decide to stay exactly where you are — but now you have a better understanding of your financial position.
There isn’t one “right” thing to do with your equity.
The important thing is knowing you have choices.
