If you have spent any time in Germantown, you have probably ended up in the same few blocks more than once. The stretch around Poplar Avenue, Germantown Road, Farmington Boulevard and Exeter Road holds a large share of the city's shopping, its performing arts center, its library and one of its best-known parks. This post walks through what is actually there and what it means if you are thinking about a home in 38138 or just over the line in 38139.

Saddle Creek: shopping on both sides of Poplar

The Shops of Saddle Creek sit at Poplar Avenue and West Farmington Boulevard, with a north section and a south section on either side of Poplar. The center opened in 1987 and is often described as the first shopping center in the country built as an open-air lifestyle center. It has no big anchor department store. Instead, it is a single-story collection of roughly forty-plus shops and services with parking close to the storefronts.

For day-to-day life, that layout matters more than the history. You park near the store you want, walk a short sidewalk, and you are done. Because the two halves are split by Poplar, most people drive between them, so it helps to know which side a particular shop is on before you head out.

Thornwood: Germantown's mixed-use corner

A few blocks away, at the corner of Neshoba Road and South Germantown Road, is Thornwood. The City of Germantown describes it as a 19-acre mixed-use development, and it was the first project to use the city's Smart Growth zoning for a multi-residential building. That zoning was adopted to allow denser, more walkable development in specific parts of the city.

In practical terms, Thornwood combines apartments, retail space, restaurants and hotel rooms in one place, with a clock tower that is hard to miss when you drive by. It is one of the few spots in Germantown where homes sit directly above or beside shops. Tenants change over time, so if a particular restaurant or store is important to you, it is worth a quick visit to see who is open now.

Exeter Road: arts, books and a place to swim

Exeter Road is where much of Germantown's civic life is gathered. The Germantown Performing Arts Center is here, along with The Grove, its outdoor venue that opened in 2020. The Grove has a covered stage, a large video screen and lawn seating designed for about 1,200 guests, and it has room for food trucks during events.

The Germantown Athletic Club is on Exeter as well. It is a city-owned facility of about 118,000 square feet with indoor fitness space and outdoor pools. Membership details and rates are set by the club, so check with them directly for current information.

A short distance north, the Germantown Community Library is at 1925 Exeter Road, near the corner of Farmington Boulevard, close to the post office and Municipal Park. Municipal Park itself is home to the historic John Gray House and is one of the 27 parks the city maintains.

What homes near the center of Germantown are like

Housing near this part of town is more varied than people expect. Within a short drive of Saddle Creek and Thornwood you will find established single-family neighborhoods on mature, tree-lined streets, along with townhomes, condominiums and the apartments at Thornwood. Many of the single-family homes nearby were built decades ago, so it is common to see a mix of original-condition homes and fully updated ones on the same street.

If you are comparing homes here, a few things are worth looking at closely:

Age of major systems. Roof, heating and cooling, plumbing and electrical updates vary widely from house to house in established neighborhoods.

Road noise and traffic. Poplar Avenue and Germantown Road are busy corridors. A home one or two streets back can feel very different from one that backs up to a main road, so visit at more than one time of day.

HOA or condo association rules. Townhome and condo communities usually have monthly dues and written rules. Ask for the documents early so you know what is covered and what is not.

School zoning by address. Germantown Municipal School District operates the city's municipal schools. Zoning is assigned by address, so confirm the specific schools for any home directly with the district.

Getting around from central Germantown

Poplar Avenue runs west into East Memphis and east toward Collierville. Germantown Road and Germantown Parkway head north toward Cordova. To the south, Bill Morris Parkway (State Route 385) connects to I-240 going west and to Collierville and I-269 going east. The Wolf River Greenway is also within reach for walking and biking, and the city reports more than 11 miles of greenway linking parks and neighborhoods.

If living close to shopping, the library and a performance hall sounds appealing, this part of Germantown is worth a slow drive on a weekend.
