Piperton sits in the southwest corner of Fayette County, just across the county line from Collierville, and it feels different the moment East Poplar Avenue becomes Highway 57. The road opens up, the lots get larger, and stretches of pasture and woods appear between the neighborhoods. Piperton was incorporated in 1974 and shares the 38017 zip code with Collierville, with Rossville to the east and the Mississippi state line to the south. If you are curious what living in Piperton is actually like, here is an honest overview.
The city covers a little over 27 square miles, which is a lot of land for a place with a certified population of about 2,800 in 2025. Three roads do most of the work. Highway 57 runs east-west through the center of town and is the direct route into Collierville. Highway 196 crosses 57 at the city center and heads north toward Hickory Withe and U.S. 64. U.S. 72 crosses the southern part of the city. Interstate 269, the outer loop around the Memphis area, passes through the west side.
The state has been working on that corridor this fall. A Tennessee Department of Transportation update from the first week of October 2026 listed nighttime resurfacing lane closures on I-269 in Fayette County and continued widening of Highway 57 between Fletcher Road and I-269 on the Shelby County side. If you drive that stretch, expect it to keep changing for a while.
Housing in Piperton ranges from older homes on acreage to planned communities built in the last several years. A few named neighborhoods give a sense of the variety:
More is on the way. Reports from city meetings earlier this year describe the board approving rezoning in February 2026 for Prestonwood, a planned development of about 237 home lots built in phases. City officials have also talked publicly about roads and sewer as priorities as building activity picks up.
If you want to see Piperton in person this month, the Fall 2026 Vesta Home Show is being held at Piperton Preserve from October 3 through October 25. The West Tennessee Home Builders Association lists five homes on the tour from five different builders, open Tuesday through Saturday from 10 to 6 and Sunday from 1 to 6, and closed on Mondays. Check the association's website for admission details before you go. Even if a new home is not on your list, it is an easy way to get a feel for the area and the drive.
Piperton runs on a city manager and commission form of government, with offices at 3725 Highway 196. The board meets on the third Tuesday of the month. The city has its own police and fire departments; the fire department is staffed by a small full-time crew plus volunteers and also provides emergency medical response.
Utilities work differently here than in Shelby County, and that is one of the first things to understand. MLGW does not serve Piperton. The city's utility department handles water, sewer, garbage and recycling. Electricity comes from Chickasaw Electric Cooperative, and natural gas comes from Hardeman Fayette Utility District. On larger lots especially, confirm for each address whether the home is on city sewer or a septic system.
Property taxes are paid to the City of Piperton and to Fayette County rather than to Shelby County. Rates are set each year, so ask City Hall and the Fayette County Trustee for the current figures on a specific property.
For public schools, the city lists Fayette County Public Schools as the district serving Piperton. Zoned schools depend on the address, and the district office can confirm them.
The Wolf River runs along the north side of Piperton, and the state manages a wetlands complex along it. The Ghost River State Natural Area, a well-known paddling section of the Wolf, is a few miles east. Herb Parsons Lake, a 177-acre state fishing lake with a boat ramp, pier and picnic areas, is north of town in Fayette County and reopened in January 2026 after improvements.
Day-to-day shopping is the trade-off. Piperton has a bank and a few convenience stops along Highway 57 and U.S. 72, but most grocery runs, restaurants and appointments happen in Collierville. Boyle's own materials put Twin Lakes at about 3.8 miles from Main Street in Collierville and about 8.4 miles from Carriage Crossing, which gives you a fair idea of the distances involved.
