Why Home Insurance Is So Important When Buying a Home

Buying a home is exciting. You’ve found the one, your offer has been accepted, and you’re starting to picture your life there. But before you get too far ahead of yourself, there’s one important piece of the home-buying process that deserves just as much attention as the inspection, appraisal, and financing: homeowners insurance.

It may not be the most exciting part of buying a home, but having the right insurance policy in place can make a huge difference when the unexpected happens.

Home Insurance Protects More Than Just the House

A homeowners insurance policy is designed to provide financial protection against certain unexpected events that could damage your home or belongings. Depending on your policy and coverage, that can include things such as fire, certain types of storm damage, theft, vandalism, and other covered losses.

And it isn’t just the physical structure of your home that matters.

Your policy may also provide coverage for your personal belongings and liability protection if someone is injured on your property or you are legally responsible for certain types of damage.

That protection can be incredibly valuable when you consider how much you have invested in your home.

You May Need Insurance Before You Can Close

For most buyers who are financing their home, homeowners insurance isn’t simply something you can worry about after moving in. Your mortgage lender will generally require proof of adequate insurance coverage before closing.

That means insurance is an important part of the closing process and something you should begin thinking about early.

One of the biggest things I encourage buyers to remember is that every property is different.

The age of the home, roof, electrical system, plumbing, location, construction materials, claims history, and other factors can all affect insurance considerations and premiums.

And here in the Memphis area, it’s especially important to understand what your policy actually covers when it comes to weather-related damage.

For example, certain types of water or flood damage may require separate flood insurance rather than being covered under a standard homeowners policy.

That’s why it’s important not to simply choose the cheapest policy you can find. You want to understand what you’re actually paying for — and just as importantly, what isn’t covered.

What About Your Personal Belongings?

Imagine having to replace your furniture, electronics, clothing, appliances, and other belongings after a major covered loss.

That’s a lot more expensive than most people realize.

Your homeowners policy may provide coverage for personal property, but it’s important to understand the limits and conditions of that coverage. For particularly valuable items such as jewelry, collectibles, artwork, or certain electronics, you may need additional coverage.

Taking a home inventory can also be incredibly helpful. Photos, videos, receipts, and a simple list of your belongings can make the claims process much easier if you ever need to document what you own.

Don’t Forget About Liability Protection

Home insurance isn’t only about protecting the things you own.

Liability coverage can also help protect you financially if someone is injured on your property or if you are responsible for certain covered damages.

It’s one of those things you hope you’ll never need — but if you do, you’ll be very glad you have it.

The Cheapest Policy Isn’t Always the Best Policy

When you’re already looking at closing costs, inspections, moving expenses, and everything else that comes with purchasing a home, it can be tempting to choose the lowest insurance premium.

But insurance is one area where it’s important to look beyond the monthly price.

Pay attention to:

  • Your dwelling coverage
  • Personal property coverage
  • Liability coverage
  • Deductibles
  • Coverage limits
  • Exclusions
  • Additional coverage options
  • Whether certain types of damage require separate insurance

Ask questions. Read the policy. Talk with an insurance professional who can explain the coverage in terms you understand.

You want to know what you’re protected against before something happens — not after.

Your Home Is One of Your Biggest Investments

Buying a home is about so much more than purchasing four walls and a roof. It’s a major financial investment and, for most people, one of the biggest purchases they’ll ever make.

Having the appropriate insurance coverage in place is one of the ways you protect that investment.
