Summer in the Mid-South has a way of sneaking up on us.

One minute we’re enjoying mild spring mornings, and the next thing we know, the air conditioner is running nonstop, the yard needs attention every five minutes, the pool is open, the kids are out of school, and the patio becomes the unofficial second living room.

And honestly? A little prep before the full summer heat settles in can make a big difference.

Whether you’re planning to stay put, entertain more, travel some, or even think about selling later this year, May and early June are the perfect time to walk around your home and make sure everything is ready for the season ahead.

Here are a few simple things to check.

Start With Your HVAC System

If there is one thing your house depends on during a Memphis-area summer, it’s the air conditioner.

Before we hit those really hot, sticky days, go ahead and change your HVAC filters and schedule a service appointment if you haven’t already. Once the first major heat wave hits, HVAC companies get busy fast, and no one wants to be waiting several days for service when the upstairs feels like a sauna.

A few things to pay attention to:

Change your air filters. Clear furniture or rugs away from vents and returns. Listen for unusual noises. Notice if one room is much warmer than the others. Pay attention if your unit seems to run all day without really cooling the house.

Those little warning signs can tell you a lot.

Check Your Irrigation and Landscaping

Summer curb appeal starts now.

Walk your yard and check for broken sprinkler heads, dry patches, standing water, or places where water is spraying the driveway instead of the grass. If you have an irrigation system, now is the time to make sure it is working correctly before the heat puts extra stress on your lawn.

This is also a great time to freshen up mulch, trim shrubs away from the house, clean up flower beds, and add a few seasonal plants.

If you are thinking about selling, curb appeal matters. Buyers form an opinion before they ever walk through the front door. But even if you are not selling, a clean exterior just makes your home feel better.

Give the Exterior a Good Once-Over

Summer storms, humidity, and heat can be rough on a house.

Take a slow walk around the outside of your home and look for anything that needs attention. Check the caulk around windows and doors. Look at your gutters and downspouts. Make sure water is being directed away from the foundation. Look for loose boards, peeling paint, damaged screens, or places where pests may be sneaking in.

This does not have to be complicated. You are just looking for small issues before they turn into bigger ones.

A cracked piece of caulk may not seem like a big deal, but moisture has a way of finding its way in. And in our climate, moisture problems are never something I like to ignore.

Get the Patio, Porch, and Outdoor Spaces Ready

This is the season where outdoor spaces really start earning their keep.

Pressure wash the patio, clean off outdoor furniture, wipe down tables, check cushions, clean the grill, and make sure your lighting is working. If you have a deck, look for loose boards or nails that may have popped up.

Also check for standing water around flowerpots, buckets, toys, birdbaths, or anything else that collects rain. Mosquitoes do not need much water to become a problem.

If your backyard is one of your favorite parts of your home, this is also a good time to take a few photos while everything looks green and fresh. You may not need them now, but if you decide to sell later, good seasonal photos can be really helpful.

Pool Owners, This Is Your Month

If you have a pool, May is the time to get ahead of it.

Remove and clean the pool cover, skim and vacuum the pool, brush the walls and steps, test and balance the water, and inspect the pump and filter system. Check ladders, handrails, lights, gates, and safety equipment before everyone starts using the pool regularly.

Once the pool is open, consistency is everything.

Test the water several times a week, especially after heavy rain or heavy use. Empty skimmer baskets. Keep the pump running long enough each day. Clean or backwash the filter when needed. Brush corners, steps, and walls before algae has a chance to take hold.

A pool is a wonderful feature, especially during a Mid-South summer, but it is much easier to maintain when you stay ahead of it.

Do a Quick Safety Check

This is not the exciting part of summer prep, but it matters.

Test smoke detectors and carbon monoxide detectors. Check fire extinguishers. Clean your dryer vent. Make sure outdoor steps, walkways, and pool areas are safe and well-lit. If you have kids or grandkids around, check gates, latches, fences, and anything around the pool or backyard that needs extra attention.

Summer usually means more people coming in and out, more cooking, more swimming, more guests, and more activity around the house. A quick safety check is worth the few minutes it takes.

Prep Your Home Before You Travel

If you have summer trips planned, do a little prep before you leave.

Set your thermostat appropriately, but do not turn the air completely off. Have someone check on the house if you will be gone for more than a few days. Stop mail or packages if needed. Make sure doors and windows are locked. Check that outdoor furniture and umbrellas are secure before storms roll through.

It is also smart to look under sinks and around appliances before leaving. A tiny leak while you are home is annoying. A tiny leak while you are gone for a week can become a much bigger problem.

Keep Receipts and Records

This is one of those things people forget until they need it.

If you service your HVAC, repair the irrigation system, replace windows, update landscaping, clean the pool equipment, repair the roof, or do anything else around the house, keep the receipts and records.

Even if you are not planning to sell anytime soon, it helps to have a simple home file with repairs, upgrades, maintenance dates, warranties, paint colors, appliance information, and service providers.

And if you do sell later, those records can help give buyers confidence that the home has been well cared for.

Thinking About Selling Later This Year?

Summer prep matters even more if selling may be on your mind.

Buyers notice the way a home feels. They notice if the yard looks maintained, if the air feels comfortable, if the windows are clean, if the patio feels inviting, and if the pool looks sparkling instead of stressful.

The good news is, you usually do not have to do everything. You just need to do the right things.

Before you spend money on major projects, it is worth having a conversation about what buyers in your area are actually looking for. Sometimes the best improvements are simple: fresh mulch, clean windows, pressure washing, good lighting, minor repairs, decluttering, and making sure the home feels clean, bright, and cared for.

Not every project brings a return. And not every repair needs to become a renovation.
