Not every Memphis-area neighborhood has a homeowners association, but a growing share of newer subdivisions do, especially in suburbs like Collierville, Germantown, Arlington, and parts of Bartlett. HOAs typically maintain common areas, enforce architectural guidelines, and manage shared amenities like pools, gates, or clubhouses.

For buyers coming from areas where HOAs are less common, it can be a surprise to learn a monthly or annual fee comes with the house. Understanding what that fee covers, and what it doesn't, is an important part of evaluating any home in an HOA community.

Understanding HOA Fees and What They Cover

HOA dues can range from under $200 a year for a basic neighborhood association to several hundred dollars a month for communities with extensive amenities like gated entrances, pools, or lawn care included. Before writing an offer, ask what the current dues are, how often they've increased, and exactly what's included.

It's also worth asking whether special assessments are likely in the near future, since those one-time charges can catch new owners off guard.

Reading the Rules Before You Fall in Love with a House

HOA governing documents, often called covenants, conditions, and restrictions, spell out what you can and can't do with your property. That might include rules about parking, fence height, paint colors, RV or boat storage, rental restrictions, and exterior modifications.

If you have specific plans, like adding a fence, running a home-based business, or keeping a boat in the driveway, request the CC&Rs before you're too far into the process and confirm they allow it.

Questions to Ask Before You Buy

Beyond fees and rules, ask what the HOA's rental policy is if you might ever lease the home, whether there's a waitlist or fee for using amenities, and how disputes with the HOA are typically handled. It's also smart to ask how responsive the management company or board has been to resident concerns.

A quick conversation with a current resident, if you can arrange one, often tells you more than the paperwork alone.

Checking the HOA's Financial Health

Buyers can request a copy of the HOA's financial statements and reserve study, which show how much money is set aside for future repairs like roof replacement on shared buildings, pool resurfacing, or road maintenance in the community. A healthy reserve fund is a good sign; a thin one often means special assessments are coming.

Your lender may also review these documents as part of the loan approval process, particularly for condos or townhomes.

Pros of HOA Living in the Memphis Suburbs

For all the questions HOAs raise, plenty of buyers seek them out on purpose. Well-run associations keep neighborhoods looking consistent, protect property values by preventing neglected yards or eyesores next door, and often bundle in amenities that would be expensive to access otherwise, like pools, walking trails, or gated security.

In many of the newer Memphis-area subdivisions, an HOA is simply part of how the neighborhood was designed to function, and most residents find the trade-off worthwhile.

When an HOA Might Not Be the Right Fit

If you value maximum flexibility over your property, want to skip a monthly fee, or simply prefer fewer rules, an HOA neighborhood may feel restrictive. Many established Memphis-area neighborhoods, along with rural and semi-rural properties in areas like Eads, have little to no HOA involvement at all.

Knowing your own priorities before you start touring homes makes it much easier to narrow down the right neighborhoods.
