They’re scrolling through Instagram between meetings, watching Reels in the school pickup line, or browsing Zillow in bed at 10 p.m. If your home doesn’t grab their attention in those first few seconds, you’ve lost them.

That’s why I treat social media like a marketing machine, not just a place to post a few pretty photos. For me, the MLS is only the starting point. The real work starts with creating content that stops thumbs mid-scroll and makes people think, “I need to see this house.”

Why the Old Way Doesn’t Work Anymore

Many agents still follow the “list it and leave it” method—uploading to the MLS, sticking a sign in the yard, and waiting. But that strategy misses the fact that the buyer journey has changed.

Buyers aren’t just relying on their agent’s email alerts anymore. They’re actively searching and engaging with content on social platforms like Instagram, Facebook, TikTok, and YouTube. When I market a home, I combine professional photography with custom video tours, short-form Reels, and behind-the-scenes clips that make buyers feel connected to the property.

  • Storytelling: Instead of just saying “3-bedroom, 2-bath,” I share what it feels like to live there—morning coffee on the patio, Friday night football games within walking distance, or a kitchen perfect for holiday gatherings.
  • Targeted Reach: I don’t just post and pray. I use Facebook and Instagram ads to get your listing in front of the exact buyer demographic most likely to purchase—whether that’s first-time buyers, growing families, or downsizers.
  • Retargeting: If someone watches your video tour but doesn’t schedule a showing, I make sure they see it again in their feed. Repetition keeps your home top of mind.
