The Edge District in Downtown Memphis: A Local Guide

The Edge District in Downtown Memphis: A Local Guide

Downtown Memphis Kelly Day October 10, 2026

Between the Downtown Memphis core and the Medical District sits a small pocket of angled streets, old brick garages and new apartment buildings known as the Edge District. It is easy to pass through on Union or Madison Avenue without realizing it has a name, but it has become one of the more active corners of Downtown Memphis over the past several years. Here is a look at what is there, how to get around, and what housing looks like for anyone considering the area.

Where the Edge Is and How It Got Its Name

The Edge has no official boundaries. Most descriptions center it on Union, Monroe, Madison and Marshall avenues, east of Danny Thomas Boulevard and running toward Manassas Street, with some people drawing the lines wider. Marshall Avenue cuts across Monroe at an angle, and Madison rises on a bridge, a street pattern the Downtown Memphis Commission traces to the railroads that came through in the 1800s.

Monroe and Union were once lined with car dealerships and the area was known as Memphis' Automobile Row. When the dealerships left, the showrooms and service bays became repair shops, studios and galleries. Marshall Arts, an artist-run space in a former auto shop, dates to 1992. The name "The Edge" came later from a local developer, a nod to its position at the edge of Downtown.

Landmarks, Food and Art

The best-known address is Sun Studio at 706 Union Avenue, which opened in 1950 as the Memphis Recording Service and has been a National Historic Landmark since 2003. Nearby, the Edge Motor Museum at 645 Marshall Avenue honors the Auto Row years with rotating exhibits of American cars.

The former Wonder Bread bakery at 400 Monroe Avenue is now the headquarters of Orion Federal Credit Union, with the familiar Wonder Bread sign still in place. Between Union and Madison, The Ravine is a small public green space.

For food and drink, Flyway Brewing Co. operates the taproom at 598 Monroe Avenue, and Hard Times Deli opened at 655 Marshall Avenue in 2025, across from Sun Studio. French Truck Coffee is at 784 Monroe Avenue on the ground floor of Orleans Station. Ugly Art Co. at 635 Madison Avenue and several nearby studios keep the arts presence going. Businesses do change here, and a few longtime names have closed or changed hands in the past couple of years, so check hours before you go.

Events in the District

The Edge hosts a handful of neighborhood events through the year. In 2026 these included the first Edgy Tomato Festival in August, with a car show at the museum and an art contest at Ugly Art Co., and a pair of events on Saturday, October 10: Edge Motor Fest at the Edge Motor Museum and Edgetoberfest, a district-wide gathering based at Flyway Brewing. An Edge District Art Crawl was held in early December 2025. A 2026 date had not been confirmed at the time of writing.

Housing in the Edge

Most housing in the Edge is rental, and most of it is new. The Rise Apartments at 420 Monroe Avenue was built in 2020 on part of the old bakery site. Orleans Station, a Henry Turley Company development, added brownstone-style apartments with ground-floor businesses along Madison and Monroe. Urban Loft Co. at 440 Monroe Avenue opened in 2025 with furnished micro apartments, and in March 2026 the Daily Memphian reported plans for a mixed-use warehouse conversion nearby at 430 Monroe.

Homes for purchase are scarce inside the district itself. When they come up, they tend to be condominiums or townhome-style units, and only one or two may be listed at a time. Buyers drawn to the Edge often widen the search to nearby parts of Downtown Memphis in the 38103 zip code, such as South Main, the riverfront and Harbor Town, or east toward Midtown, where condos and single-family homes are more common. If you are comparing condominiums, review the association's dues, reserves and rules, and ask about parking, since arrangements vary by building.

Getting Around and Practical Notes

The Edge is positioned for short trips. AutoZone Park is several blocks west on Union Avenue, and the hospitals and campuses of the Medical District are immediately east. Manassas Street was rebuilt in 2018 with dedicated bike lanes.

You will see trolley tracks on Madison Avenue, but rail trolley service on that line has been suspended since 2014. The Memphis Area Transit Authority said in August 2026 that it was working toward returning rail trolleys to the Main Street line. Check with MATA for current status before counting on it.

As part of the City of Memphis, addresses here receive utilities through Memphis Light, Gas and Water and pay both city and county property taxes. The public school district is Memphis-Shelby County Schools, and school assignment depends on the specific address, which you can confirm with the district's zone locator.

If you would like to talk through what is available in or near the Edge District, or how it compares with other parts of Downtown, feel free to reach out anytime. There is no pressure, and questions are always welcome.
