New Construction in Collierville, TN: What to Know

Collierville Kelly Day October 13, 2026

Collierville has continued to add new neighborhoods even as its historic Town Square and established subdivisions remain a big part of its identity. If you are weighing a brand-new home in Collierville against a resale, it helps to understand how buying from a builder works here in the 38017 zip code, and which questions are worth asking before you sign anything.

Where New Homes Are Being Built

New construction in Collierville tends to come in a few forms: smaller sections within larger master-planned areas, newer subdivisions on the edges of town, and individual custom homes on lots scattered through established areas, including the historic district.

As of October 2026, new home listing sites showed communities such as Lockwood by Grant & Co., Shea Crossing by Grant Homes and Windbrook Estates by Walker-Collinsworth, along with recent homes in neighborhoods such as Oak Hill and The Meadows at Clara's Ridge. Availability changes quickly as lots sell and new phases open, so treat any list like this as a starting point, not a complete picture. Driving the eastern and southern parts of town and checking the Town of Collierville's development information can show you what is underway.

Understanding the Builder's Contract

Buying new construction is different from buying a resale. Builders usually use their own purchase agreements, and those contracts are written to protect the builder. Before you sign, it is worth reading carefully for:

  • What is included in the base price and what counts as an upgrade
  • How changes to the plan or finishes are priced and approved
  • The deposit amount and when it becomes non-refundable
  • The estimated completion date and what happens if construction runs late
  • The warranty, what it covers and how to file a claim

Many builders have their own sales staff at the model home, and they represent the builder. You are welcome to have your own agent represent you, and it is usually best to bring that agent with you on your first visit, since some builders require it for representation.

Lots, HOAs and Town Rules

In Collierville, the lot can matter as much as the house. Ask how the lot drains, whether any part of it is in a mapped flood zone, where future phases or roads are planned, and what is planned for land behind or beside it. A lot that backs up to open space today may not stay that way.

Most new subdivisions have a homeowners association. Ask for the covenants, the budget and the dues early, and find out what the HOA maintains, such as entrances, common areas or amenities, and whether there are rules on fences, sheds, pools or exterior colors.

Collierville also has its own development standards and design guidelines, and homes in the historic district go through additional review. If you plan to add a pool, fence or other improvement later, it is wise to understand those rules up front.

Inspections Still Matter on a New Home

It is easy to assume a brand-new home does not need an inspection, but independent inspections can catch issues while the builder is still on site. Many buyers schedule a pre-drywall inspection, after framing, plumbing and wiring are in but before the walls are closed, and a final inspection before closing. A follow-up inspection before the one-year warranty ends can also be helpful.

Town building inspections check for code compliance, but they are not the same as an inspection done on your behalf. Ask the builder in writing whether outside inspectors are allowed and when.

Taxes, Utilities and Schools

Collierville homeowners pay Shelby County and Town of Collierville property taxes. On a newly built home, the first tax bill may reflect only the value of the land, depending on when the home was finished, so the following year's bill can be noticeably higher. Ask your lender to estimate taxes on the finished value so your escrow is set correctly.

Confirm which utility providers serve the new subdivision before closing. Collierville Schools serves the town, and assignments are based on address, so contact the district directly to confirm schools for a new street, since new neighborhoods are sometimes added to zones after they are built.

New construction can be a great fit, and it comes with its own set of decisions. If you are comparing new homes and resales in Collierville and would like someone in your corner to help read the contract, compare lots or plan inspections, I am always glad to help, with no pressure and on your schedule.
